Landlord Vision Legal Documents

Landlord Vision contains a series of legal documents which are provided to and updated for us by NetLawman, a firm of tenancy lawyers. These documents are available only on the Plus plan and they are free to use as much as you need to as part of your subscription.  You can find them in Tenant Manager > Tenancies > Click on the tenancy > Legal Documents tab.  The templates are set and will populate with data already held in the database.  This guide explains where you need to look if something is not displaying.  If you have your own documents you would rather use, please see this guide for more information.

Tenancy Agreement

Landlord Vision contains just the one tenancy agreement and it is suitable for all residential tenancies.  You can add additional clauses from Tenant Manager > Tenancies > Click on the tenancy > Edit Tenancy > Tenancy Agreement Addendum.  If you select England and Wales you get the assured shorthold tenancy agreement (AST). if you select Scotland, you get the private residential tenancy agreement (PRT).

Inventory Management Checklist

This is not an inventory as such, just a checklist.  It is assumed that the landlord will get an inventory done independently and then import the resultant report in.  This report pulls information from the following places:

  • Property Manager > Properties > Main Property Details
  • Contacts > Landlords

Tenant Deposit Receipt

A receipt for the deposit from your tenant.  It pulls data from:

  • Tenant Manager > Tenancies > Click on the tenancy > Main Tenancy Details > Tenancy Details
  • Property Manager > Properties > Main Property Details
  • Contacts > Landlords

Tenancy Deposit Protection Form

A form to show the tenant you've protected the deposit. This pulls information from:

  • Tenant Manager > Tenancies > Click on the tenancy > Main Tenancy Details > Tenancy Details
  • Contacts > Landlords
  • Property Manager > Properties > Main Property Details

Rent Demand Letter

This calculates the total outstanding rent based on the invoices created in the Payment Schedule and the payments allocated to them.  It also pulls data from the following places:

  • Tenant Manager > Tenancies > Click on the tenancy > Main Tenancy Details > Tenancy Details
  • Property Manager > Properties > Main Property Details

Routine Visit Letter

Let your tenant know you are popping by.  You have to give 48 hours of notice before a visit.  Again, this report pulls data from:

  • Tenant Manager > Tenancies > Click on the tenancy > Main Tenancy Details > Tenancy Details

Bank Standing Order Mandate

For setting up a standing order for the rent.  This doesn't directly connect to the database.

Section 21 Notice

Form 6A - Notice seeking possession of a property let on an Assured Shorthold Tenancy.  It pulls information from the following places:

Section 8 Notice

Notice to Leave (Scotland)

Rent Increase Letter

A letter to inform your tenant that the rent is being increased.  This pulls information from the following places:

Section 13 Notice

A notice to increase the rent during the periodic phase of a tenancy.  This pulls data from the following places:

Rent Guarantee

This is an agreement between the landlord and the guarantor to guarantee rent.  It pulls information from:

A document including all of the terms for the Private Residential Tenancy Agreement.  This does not link to the database.
