Emergency numbers and next of kin details especially when you have single occupancies in properties unfortunately we have had 3 Tenants pass over the last 2 years, if you don't have emergency numbers and next of kin details as the landlord the authorities use you as a contact even though you have no authority so you are stuck with a property full of a deceased tenants effects and unable to do anything but go through the long drawn out eviction process and paying full council tax if the deceased tenant was claiming benefit (on the day they pass the benefit stops).   

I agree with that, when looking at the document file with everything being the same colour you have to examine every date carefully especially with a large number of properties you don't want to miss anything, by colour coding in yellow and red brings it to your immediate attention.  

This would save a lot of extra work and have everything on one system so everyone in my team who uses LV is up to date with what's going on communication concerning inspections, maintenance etc 

That would really help, when we notify tenants of Gas inspections etc we email and Tx them if we get no response within a given time period we then phone, having the additional facility to Tx on the system will help and cut down time using a cell phone.
