Invoices
Do you have to raise invoices for rents? I used LPM for many years and never raised any in that software.
If I do not raise invoices, what functionality do I lose please?

Property Value Tracker Facility
A facility that allows a tracker of current property values, which in time would allow a tool to track equity growth long term for landlords retaining their properties as long term investments.

scanned images folders
When selecting the scanned images section , within that have an option to add a folder.

Default bank account
When setting up a bank account one should have the option to mark it is as the 'default' bank account. This account then should always be displayed whenever entering/querying/reporting rather than having to always choose a bank account - especially when there is only one bank account.

Payment Date column to be added to Bank Transaction Before Received Column
Date Payment was made 'Payment Date' column should be shown before to the Received amount saving having to click on the received > drop down arrow then having to go to the further detail page to see which date payment was made!
Also add it under Payment Schedule which shows Amount Paid but no Date unless you drill down the transaction. Easier to list under column saving extra clicking steps.

tenant late payment charges
I would like landlord vision to have the following options when dealing with tenants who are in rent arrears:
- charge a set daily fee for everyday the rent is overdue after a set number of days of the rent payment fee (ie. on day 15 if the rent has not been received charge the tenant £25 per day until rent arrears has been paid)
- Charge a percentage of the rent arrears each day that the payment is overdue after day 15 of the rent payment being due. ie if the Bank of England base rate is 0.01% and within the rental agreement it states 4% additional to bank of England late payment charge is due each day the rent is over due. (example rent is £640 per calendar month, the payment is due on the 8th of each month. on the 15th day (23rd of the month) the rent payment has not been received the tenant is charged £25.664 late payment fee, on day 16 is charged £26.6931264 and so on until the outstanding balance has been paid.
