show more payment schedule info by reducing tenancy details on screen
Make the tenancy information into a smaller format to reduce scrolling down to actual input functions
Calculating Tenant Top-ups
LLV to calculate the top-up that should be paid by a tenant - This would be extremely helpful in relation to tenants whose allowance is paid directly to the landlord and when the housing allowance does not cover the full rent amount - especially for those when the housing allowance frequently changes due to a change in the tenant's personal circumstances. Flexibility also to be allowed in the frequency of the payment by the tenant as in the tenancies as although housing allowances are normally paid four-weekly, tenants tend to prefer to pay their top-ups monthly.
Reminder notes section for none calendar items
Would be great to have a notepad under the calendar for scribbling notes that are general things going on. So we can see where we left off doing things either in LV or on a property. Also a good place to leave messages for other users to catch up on yesterday's issues. Trying to move everything into one piece of software to streamline the days work.
calendar view for all portfolios
Should have a calendar view option for all portfolios, as inconvenient to check individual ones to see what tasks are due.
Uploading PDF copy invoices to expense items
This would save hunting around through paper invoices or trawling through supplier emails to find copies of invoices. Ability to upload a PDF copy when the expense is created would be very useful, almost essential. All other online accounting packages now have this.
Manage Letting Agents
Ability to link letting agents to properties. When a property is coming up for rent you should be able to select agents to send out emails to inform them that the property is coming up. You can then instruct the agent and perhaps keep a log of communication. Once let an email is sent out to all agents advising them that the property is now off the market

This is just too frustrating.
It looks to me like this software has nbot been properly tested for the real world.

save button on LHS rather than RHS (out of sight)
It took a while to find how to save (and in fact edit) records since the save/edit button is inexorably on the far right of the screen. When the window is not maximised, it can be invisible.
