Add automatic Unique number to each expense for filing purpose

When posting the expenses, is it possible to generate a unique number to each expenses so that we can file the invoice in a sequence and it will be beneficial to search for the invoices in future by looking at this number.

A report that shows the net amount received for each tenant (so takes off the mangement fee and adds utility recharges)

A report which lists payments received i.e. weekly or monthly that give me the net amount from the agent and to which property and tenant it relates to (we get a lump receipt from the letting agency and then allocate it to the tenants). I need to allocate the payments on Xero as LLV is not usable for me to do the accounts that I need.

Invoice which includes agents fees and utility contributions to give net receivable amount

To raise an invoice/rent with a separate line for the management fee deductable, also any utility recharges i.e a regular/monthly water contribution and these to go to the correct lines in the accounts? This would then make a net amount, which we receive from the agent, easier to reconcile and report on. Currently the rent is one invoice, water contribution another.

As things are, this means the agent fee is only recorded when the payment is received? When doing the accounts, if the tenant has not been paying, we would not be accounting for the agents fees, only the rent. If we had to accrue for it, it would be very fiddly as you would need to know had paid and who hadn’t at that date.

Group properties within portfolio

Ability to group properties within a Portfolio.  For example we own several buildings that each contain multiple flats and at least 1 commercial unit.  Insurance, Roof repairs, building maintenance are costs that we would like to allocate against the group of properties within that building.  At the moment I can only see how to allocate costs to the entire portfolio or individual 'properties' within the building.

Brown Bin (Garden Waste) should be part of the standard drop down when choosing bin types to add in rather than having to manually create the type.

Bug: Wording incorrect in image upload

When you go to upload an image there is a checkbox with these words:


'Share this documents with the assigned contacts'.

If your QA team had dropped that sentence in word first it would highlight it as grammatically incorrect.

It should read - 'Share these documents with the assigned contacts'.

I know it's just wording but if it's shown incorrectly it feels like nobody cares enough to quality check the site.
