Make Mortgages play nice with reports

Youssef Gamgoum 6 years ago updated by Landlord Vision Admin 6 years ago 1

currently when you add a mortgage the financial reports think that mortgage amount is in your bank.

So I spoke to support team and they said you should create the cost of purchasing the house as an expense and add the mortgage amount as a credit note. Fair enough, makes sense I guess.

But that’s not all. Then you have to go to journal and add a credit and a debit of the mortgage amount for some reason and then you have to reconcile them. And of course reconciling isn’t part of the free subscription so I don’t even know if this will work until  pay up. So basically free users who have mortgages won’t have foods to finances in reports.

Why is something that is as common as having a mortgage so complicated to enter correctly?

The tenant journal works well but often need to speak to suppliers and agents so it would be extremely helpful to have a journal for suppliers and agents

portfolio ownership

SAURABH bhandari 7 years ago updated by Landlord Vision Admin 6 years ago 3

can the portfolio ownership between multiple owners be split by % of ownership. for example in portfolio I will like to make my spouse 95% owner and 5% to another party. this can then be applied for income, expense, profit and tax splits.

Hello

You can take the portfolio split into account on the Income Tax Report.  Set up your portfolio and enter all of your incomes and expenses as normal and then then head to Reports > All Reports > Tax Reports > Income Tax Report and you can enter the Ownership Percentage here before you run the report to calculate your tax liability

Repeating expense link next to other in reconcile

Samuel White 7 years ago 0

It would be good if, as well as there being a add expense link, on the reconciliation page there was a add repeating expense link. This would save a lot of time when setting up.

Repeating Credit Notes

John Pullen 7 years ago updated by Gary Cook 1 year ago 2

Where a bank has a repeating bank charge but also has a repeating credit against that charge if the account holder operates the bank within certain limits, it would be useful to set up the repeating credit note.

When the bank statement is imported, it would make reconciliation much easier.

Fix colours for Actual Rents vs. Target Rents

Actual Rents vs. Target Rents

Currently shows RED for on Target ????

Can we have GREEN for on target, and RED for lower, as this makes much more sense.
