Thank you to everyone who has been involved in this topic so far. We are researching the available options and upcoming Open Banking APIs to determine the feasibility and cost of implementation. We will not consider screen scraping for the reasons outlined in this thread
If you are looking for a way to have all of your rents automatically registered in the system, please consider our direct debit facility. We partner with GoCardless to allow you to set up a DD mandate with your tenant and then collect the rents. This will also update the Payment Schedule for you as well so when you arrive in the morning all the rents will be in the system and updated

The income tax report takes all of your income and expenditure and calculates your taxes based up on that. You can enter an ownership percentage (in your example 40%) which will show you your portion of the tax liability based on that percentage. As you say, you own different amounts of different properties, so either you would need to run the report several times setting the ownership percentage each time or create a new portfolio for each ownership percentage. Either way you will need to compile the data in a spreadsheet at the end

This functionality already exists. Please head to one of the following locations:
Tenant Manager > Tenancies > click on the tenancy > Edit Tenancy > scroll down to Invoices at the bottom of the page > tick the Payment Instructions box and fill in the details. This will affect the single tenancy you have edited from the point that you press save
Settings > Tenancy Settings > Tenancy Settings for Existing Portfolios > click on the relevant Portfolio > tick the Payment Instructions box and fill in the details. This will apply the instructions to every invoice created in the portfolio from the point that you press save
Also, while still in Settings, head to Document Headers and create a header for the invoices for each of your portfolios.
The cover letter template will pull different information and contact details in the different portfolios. How much variation in the content do you need between the portfolios?

You can take the portfolio split into account on the Income Tax Report. Set up your portfolio and enter all of your incomes and expenses as normal and then then head to Reports > All Reports > Tax Reports > Income Tax Report and you can enter the Ownership Percentage here before you run the report to calculate your tax liability

You can add carbon monoxide alarms under Property Manager > Properties > click on the property > Property Essentials tab > Alarms and Codes. Click Add New Alarm an select Carbon Monoxide off the list

Hello Matthew,
Thank you for your request. There was a glitch in the system which was preventing the software from sending the early warning email notifications about expiring safety certificates. The problem was resolved on 9th January 2018, i.e. shortly after the date on which you were supposed to receive the early warning email notification. Going forward you should receive both the early warning email notifications (e.g. 7-10 days in advance of the actual expiration as per your settings) and another email notifications on the expiry date (unless of course you've already moved forward the expiry date by then).
